Breaking Down Title Commitments - Schedule A

A title commitment is a set of documents that outlines what steps need to be taken in order for a title insurance policy to be issued for the property. Essentially, the insurance company is committing to coverage as long as certain conditions are acknowledged or addressed. We’re going to break down different parts of the title commitment on our blog, beginning with Schedule A. 

All title commitments will vary a little, but most of them follow a pretty standard layout, beginning with Schedule A. Schedule A is pretty basic in nature, but it’s essential that all the information contained in it is correct and as expected. In most instances, Schedule A of a title commitment includes: 

  • Coverage Commencement - Schedule A will explain, should you take care of your requirements, when your title insurance coverage will begin. 

  • Insured Agent - This section will state who is the policy holder. This should be your name, or if you’re reviewing a lender’s title commitment, it will be the financial institution providing the loan. 

  • Coverage Amount - The title commitment will also explain how much insurance coverage the policy offers. 

  • Current Owner - Schedule A will list the current title holder who will be transferring the title during closing. 

  • Property Description - Schedule A will contain a legal description of the property that is being purchased. 

  • Purchase Price - The agreed purchase price will also be listed in Schedule A. 

All of this information is pretty standard and easy to assess for accuracy, but it’s not something you should just skim over. A spelling mistake, an inaccurate property description or a different coverage amount than anticipated can all cause issues for you as a buyer, so rectify them well in advance of closing.
