When it comes to creating a plat, there are many people who play important roles. In this article, we are going to discuss one of the most important roles in creating a plat – the surveyor.

What Does a Surveyor Do?

When creating a plat, a surveyor plays an essential role. After a title searcher has identified any record title matters, they will then hand the title commitment to the surveyor. The surveyor then compares the metes and bounds legal description of the land in question with the title commitment. They use that comparison to create a survey of the land. That survey will also include important lot and block boundary lines. The resulting survey that the surveyor produces will ultimately become the plat.

Once the surveyor is finished, the survey/plat goes to be approved by the county or city surveyor, who will review it to make sure everything is in order. Most importantly, they will make sure the plat is legal based on whatever local requirements and ordinances exist in the particular area.
